Kitsap Closings: July 1-7

The number of closings does not indicate whether a market favors buyers or sellers. That determination is made by dividing the number of available homes by the number of contracts that have been written. If you’d like specific ratios, just send me an email.

The Silverdale and Poulsbo markets are strong sellers' markets. Kingston is moving toward the seller's advantage but is still fairly neutral. Bainbridge is in a weakening buyers’ market.

Poulsbo 1 home sold in 2.4 months for $249,050—99.3% of the list price.

Bainbridge 4 homes, avg mkt time 9.8 months; avg selling price $800,000--72% of the average original list price.

Bainbridge 3 homes; average time on market 6.2 months; average sale $688,333--85.3% of the original listing price; 1 condo sold in 2 weeks for $650,000—97.7% of the listing price.
