Kitsap Closings: June 22-30

The Silverdale and Poulsbo markets continue to heat up--both are now strong sellers' markets. Kingston is moving toward the seller's advantage but is still fairly neutral. The surprise this week is Bainbridge Island, for the past year a strong buyers' market and changing very rapidly to a sellers' market.

Silverdale 5 homes on market for an average of 2.4 months; average selling price was sold for $337,000, 95.5% of the average listing prices.

Poulsbo 9 homes, avg mkt time 2.7 months; average sale $359,000--93.8% of the average original list price; 1 condo sold in 2 years for $230,000, 98% of the listing price.

Kingston 2 homes, avg mkt time 9.3 months; avg sale price $489,000--91% of the avg listing price.

Bainbridge 5 homes, avg mkt time less than 1 month (1 sold in 3 days at list price); avg selling price $858,900--98.5% of the average original list price; 2 condos, avg mkt time 15 months, avg sale price $352,500--98% of avg original list price

Silverdale 11 homes on market for an average of 5 months, average sale price 287,183--94.5% of the average original listing price

Poulsbo 4 homes; average time on market 6.7 months; average sale $388,988--92.6% of the average original listing price; 1 land parcel, 4.8 mo, $310,000, 84.9 % of original listing price.

Kingston 6 homes, avg mkt time 5.9 months; average sale $344,500--94.8% of avg orig list price

Bainbridge 6 homes; average time on market 2.9 months; average sale $610,000--94.3% of the original listing price; 4 condos on market for 94.7 months, sold for $423,000--96.4% of the average original listing price; 1 lot, 3.6 mo, $219,000, 73% of listing price.
