Let's start looking at inventory and sales from a higher level. Every quarter I'll update this report for you. Here are the stats for the last three years. From last year to this year, sales are up, pended transactions are up, and inventory is down. We're still catching up to the hotter market three years ago.

- inventory is real estate jargon for homes currently for sale.
- pended means homes under contract (these homes become sold when the county records the fact that the seller has received proceeds and the title has passed from seller to buyer)
