North Kitsap Market Report: July 8-14

Closed Transactions July 8-14

Almost no activity again this week, and what little there was much less than that during the period last year.

Except for Silverdale, which saw no activity at all, time on market was less in all areas, particularly in Bainbridge Island.  The sole transaction in Bainbridge Island closed in 6 days--possibly a buyer was waiting for the listing and jumped on it, offering the seller the listing price.

April 1-7 North Kitsap Home Sales

Closed Transactions April 1-7

Easter real estate activity is slow for all sorts of reasons--families travel, school is out, etc., etc. Activity was slightly ahead of last year at this time, which is surprising because Easter last year occurred a week later. 

Except for Bainbridge, selling prices are lower and selling times are shorter.

Compared to this week last year, activity has spiked, especially in Bainbridge Island. Prices in Kingston are unusually high.

Kitsap Closings: Sept 22-30


Prices were down compared to last year, but with the exception of Bainbridge Island, homes are selling much more quickly. Given the average sale price, this activity might be a result of the impending expiration of the first-time homebuyer tax credit.

Kitsap Closings: May 8-14

Poulsbo and Bainbridge Island are starting to heat up. Bainbridge closings up 450% from the same period last year.


20 single family homes, 2 condos, 1 land parcel
Silverdale 3 homes, average market time 7.66 months; 1 condo sold in 3 1/2 weeks
Poulsbo 5 homes (1 presale), average market time 2.5 months
Kingston 1 home sold in 8.4 months; 1 lot sold in 1 week
Bainbridge Island 11 homes, average market time 6.8 months; 1 condo sold after 1.7 years on the market!
The same period last year closed 12 homes and 1 condo
Silverdale 4 homes; average market time 2.7 months; 1 condo sold in 1 month
Poulsbo 3 homes (1 presale) average market time 2.8 months
Kingston 3 homes, average market time 5.3 months
Bainbridge Island, 2 homes, average market time 8.4 months

Kitsap Closings: Jan 8-14

Apparently all buyers have shifted their attention to Detroit, where homes can be bought for about $30,000. Unfortunately, the homes are in Detroit, which greatly increases commuting costs. Obviously this is still a strong buyers' market.


2 closings for single family homes

Poulsbo 1 home  on market for just over 6 months
Kingston 1 home, on market for 5.5 months

The same period last year closed 5 homes and 1 condo

Poulsbo 4 homes ( 3 presale), average market time 3.3 months
Kingston 1 home on market for 4.7  months
Bainbridge 1 condo on market for 4.5 months
